WITH DRAGON COMES FIRE, SELLING AND BUYING PROPERTY IN A PERIOD OF CHANGE

Selling and buying property in a period of change

Selling and buying property in a period of change

As the economy continues its slow recovery, Feng Shui practitioners are embracing the dragon when it comes to the property outlook in the coming year.

“For followers of Feng Shui, the anticipation of Period Nine‘s arrival has held a mystical allure, brimming with excitement and adventure. Finally, it is here yet there is fear and thoughts among the Feng Shui enthusiasts; particularly concerning its effects on individuals,” Feng Shui master Joe Choo said.

She pointed out that understanding the essence of Period Nine allows individuals to tap into its benefits with less worry and adapt to potential changes more effectively.

Period Nine spans from 2024 to 2043, Choo explained. It is a segment within Feng Shui that holds influence on energy shift patterns. The period is characterised by the fire element, symbolising expansion, transformation and passion.

“During this period, it is expected to usher in an emphasis on innovation, growth and breakthrough across various aspects of life, including technology, culture and social structures.  Aligning spaces and activities with the energies of period 9 is believed to amplify opportunities and foster progress,” she said.

According to Choo, period 9 is associated with Li Gua (fire), and as such its location aligns with the South. This positioning indicates a more favourable economic trend in the southern geographical region, poised for significant development during Period 9.

“For individuals seeking to tap into this energy, adherence to basic Feng Shui principles might suffice instead of relocating homes,” Choo pointed out.

From the perspective of property ownership, there are two groups of buyers; homeowners and investors. Their Feng Shui differs depending on their needs.

“Homeowners are advised to select properties with ideal landform which is Feng Shui compliant, aligning main entrances that is commensurate with the year of birth of the eldest earning male of the family,” Choo said.

“Kitchen and master bedroom should be in the ideal sectors based on the year of birth of the mistress of the house, then the rooms for other occupants should be based on their year of birth,” she added.

She pointed out that investors, on the other hand, are encouraged to consider properties in the southern regions of various areas, and anticipate extraordinary economic performance in the next two decades. For example, the southern region of Penang Region is Bayan Lepas, Batu Maung, Teluk Kumbar and nearby pockets. In Peninsular Malaysia, eyes should turn to Johor.

“For business owners to have a prosperous year, you may apply 2024’s auspicious colours in offices or shops that attract positive events. Additionally, you may place living plants if the entrances of offices or shops are in the Southeast, which is the governing planet… to sail through the year smoothly,” Choo said.

“In terms of Feng Shui, each sector has a wealth area and you may place living plants, water features or crystals at the general area of the office or shop to further enhance the business,” she added.

To do this, business owners should identify the main entrance of their place of business, before they identify its wealth sector from the table. Turn the general area of the business into a square shape before standing at the centre of the space with a compass to identify the main entrance and wealth area.

If you are planning to buy a property in 2024, it is beneficial to consider Feng Shui factors in order to harness the positive energy while living there, Choo pointed out.

“It is simply observing the landforms, for example, avoid having rivers, seas, ponds or big monsoon drains at the back of the house,” she said.

The decision to buy a property is ultimately based on need and financial means, Feng Shui master Stephen Chin added.

He agreed that as with Feng Shui principles, one should first consider the terrain surrounding the site. Alongside water bodies, he noted that one should consider the mountains, hills, roads and highways.

“The most basic rule of thumb is to choose a property that has a higher back and a lower front. This applies to both high-rises and landed property. I co-wrote a series of articles some time ago with Professor Master David Koh that covered the Klang Valley and explained this principle of landform Feng Shui,” Chin said.

Once the area and orientation of the property are shortlisted, Chin explained that homeowners need to ensure that the main entrance to the property is compatible with the master of the house.

“It is based on the male because it is Yang energy being introduced into the house. To determine this, calculate the Gua or Kua (personal energy) of each occupant - there are plenty of free online Gua calculators out there, so I'm not going to give out any formula!” he said.

From the Gua, one can determine if they are a West or East group person. All West group people have Northwest, West, Southwest and Northeast as their good sectors. North, East, Southeast and South are good for East group people.

“To determine the door's location, stand in the centre of the house with a compass and after aligning the needle, look and see where the main door is located. That needs to be in the good sector of the master of the house. The kitchen and master bedroom should be in the good sector of the lady of the house. The other bedrooms should be matched to the respective occupants,” Chin said.

However, he pointed out that there are a few other things to consider, and one should engage a qualified consultant for ease of mind.

Choo added that homebuyers are also encouraged to avoid properties which have a T-junction, convex of the road or a higher land mass in front of the house, such as hospitals, shopping malls, schools, high-tension cable and others.

Knowing the sector of governing planets and Three-Killers of 2024, it is advisable to avoid buying the property having the main entrance located in the South and the Southeast.

“It may be difficult for buyers who are living in condominiums or apartments because there is only one entrance, so you may place a pot of living at the sector mentioned above to prevent negative events from taking place,” Choo added.

Landed properties with two entrances offer more flexibility, allowing buyers to choose an entrance away from the southeast or south to avoid potential issues.

“After studying the external factors, matching the year of birth of the occupants with the main entrance, kitchen, bedrooms and others is very important to create harmonious energy,” Choo said.

The eye of the beholder

When asked how homeowners should decorate their homes this year, Chin pointed out that they should decorate it any way they wish. “If you want to create a festive mood, go big!” he exclaimed.

While he noted that interior design was not strictly related to Feng Shui, the Chinese are big on symbolism, therefore it's natural to decorate the house with auspicious objects.

He pointed to anything that symbolises good fortune, wealth, prosperity, longevity, productivity and creativity, as many of these came from Chinese myths and legends. Some symbols are newer inventions, such as the money ship, or the cat with a waving paw.

Chin noted that the cat was the Maneki-Neko from Japanese folklore, with several versions of the story.

“According to our calculations, the dominant element in 2024 is Yang Fire. Hence, the auspicious colours for the year are light red, light brown or yellow, and light green. These are, respectively, representative of the elements of Fire, Earth and Wood,” he said.

Homeowners can decorate their house or give it a splash of new paint using these colours. However, Chin pointed out that the mileage may vary.

“Every person has his or her own unique set of colour requirements based on the life profile, also known as the eight Character Stem-Root or Bazi. If your colour requirements match these colours, then they are especially good for you. If not, they may not be as good or may even cause some bumps along the road ahead,” he said.

He noted that it would likely be a good year for the property market as the element of Fire produces Earth.

“There should be an uptick in earth-related industries which include real estate development and management, construction, civil engineering, and agriculture. The year 2024 is also likely to see a spurt of economic growth and development,” he said.

“However, this is likely to be temporary. One should make hay while the sun shines, but must not overcommit,” he added.

Tips to sell property

In the dynamic and competitive property market, selling can be challenging. For the Year of the Dragon, Feng Shui master Joe Choo offers a few tips for home sellers to expedite the process.

“Applying auspicious colours of 2024 to attract potential buyers to walk into the property. The auspicious colours of 2024 are light red, pink, orange, yellow, green and turquoise green.  You don’t need to repaint the property with such colours, you may apply them on the curtain, carpet or rugs, decorative items and others to enhance the luck,” she pointed out.

According to Feng Shui principles, the governing planet in 2024 is the Southeast sector and the Three-Killers is in the South.

Choo pointed out that if a property has its main entrance in either the Southeast or South sector, it is advisable to place living plants in the living hall and kitchen to improve the luck of selling the property.

If the property has a Southeast-facing main entrance, owners are encouraged to place living plants in the West sector, from 262.5° to 277.5°. If the property has a South-facing main entrance, owners are encouraged to place living plants in the Southwest sector, from 202.5° to 217.5°.

“To find out the position of the plants for the living hall and kitchen, you may square up the place and stand at the centre with a compass to identify the sector mentioned above,” Choo said.

While more could be done to enhance the selling potential of a property, Choo noted that it would involve a much more complicated process. The tips she offered were simple and cost-effective.

Some of its principles could be compared to architectural principles, feng shui master Joe Choo said.

A Vitamin a day for your brain: Multivitamin supplements may improve memory and slow cognitive aging in older people

Researchers find evidence that daily multivitamin supplements improve memory and slow cognitive aging in older adults

A daily multivitamin supplement may not only improve memory, but also delay cognitive aging in older people, according to a vast study involving over 5,000 American adults, 500 of whom were monitored physically for two years. These findings could make it possible to preserve the brain health of older people at lower cost.

The World Health Organisation (WHO) estimates that over 55 million people have dementia worldwide, with Alzheimer’s disease accounting for 60 per cent to 70 per cent of cases.

According to the organisation’s estimates, with an aging population, this figure is set to rise exponentially in the coming years, reaching 152 million people by 2050.

This public health problem has a cost — estimated to be more than US$818 billion (RM3.8 trillion) annually in 2017 — and which could more than double by 2030.

This also weighs heavily on carers, the people who support loved ones with disabilities or loss of independence. This gives researchers all the more reason to focus on finding sustainable solutions for preserving the cognitive functions of older people.

This is the aim of the Cocoa Supplement and Multivitamin Outcomes Study (Cosmos), a large-scale study conducted in the USA (21,442 participants aged 60 and over) to determine the impact of different types of dietary supplements on cardiovascular health, cancer and other diseases.

For this latest instalment, researchers at Mass General Brigham focused more specifically on the effectiveness (or otherwise) of taking one multivitamin supplement per day, compared to a placebo, on memory and overall cognition. They followed 573 participants in person for two years, and also evaluated the results of a combined analysis of three different studies.

“Cognitive decline is among the top health concerns for most older adults, and a daily supplement of multivitamins has the potential as an appealing and accessible approach to slow cognitive aging,” said the study’s first author, Chirag Vyas, quoted in a news release.

Slowing global cognitive aging by around two years

Published in  The American Journal of Clinical Nutrition, the research was conducted in two phases. The clinical study first showed “a modest benefit” for daily multivitamin intake, compared to the placebo, on global cognition over the two years of follow-up, but “a statistically significant benefit” on episodic memory.

But it was the meta-analysis that highlighted “strong evidence of benefits for both global cognition and episodic memory.” All this led the researchers to suggest that taking a multivitamin every day was effective in slowing overall cognitive aging by the equivalent of around two years, again compared to taking a placebo.

“The meta-analysis of three separate cognition studies provides strong and consistent evidence that taking a daily multivitamin, containing more than 20 essential micronutrients, helps prevent memory loss and slow down cognitive aging,” explains Chirag Vyas.

Senior author, Olivia Okereke, concludes: “These findings will garner attention among many older adults who are, understandably, very interested in ways to preserve brain health, as they provide evidence for the role of a daily multivitamin in supporting better cognitive aging.”

A previous COSMOS study looked at the benefits of cocoa flavanols on cognitive function. Researchers then reported that taking a daily supplement of cocoa extracts had no benefit on cognitive function, except in people with a poor-quality diet. — ETX Studio

It's not love that keeps my marriage alive - it's SEX: The clergyman's wife who says desire has helped them through dark times

Annie Atkins says her celibate husband was the sexiest man she had ever met when they met, aged 20
  • Annie Atkins says sex was the reason she married her husband Shaun
  • Ms Atkins says her and clergyman husband seem to be in the minority
  • A survey has shown that 55 per cent of adults are happy with their sex lives

The other day, my husband Shaun and I went to a friend's drinks party. As the wine flowed, we got talking to a group of 50-something couples and the polite chatter turned to how we had all met our partners.

'And why did you marry each other?' we were asked in turn.

Spontaneously - and without conferring - Shaun and I both simultaneously said 'Sex,' and then laughed.

The couple who had asked us, both marriage counsellors, looked deeply shocked: 'We've never heard anyone say that before.'

Apparently, most couples say utterly drippy things such as: 'We wanted to support each other.'

Perhaps our reply was particularly shocking because Shaun is a clergyman. But the truth is that we vowed our lives to each other so we could make love to each other - for life.

While sex once seemed easy, it can tail off in later life thanks to the menopause, fears over our ageing bodies and the sad truth that familiarity can breed contempt

As this conversation, and a survey released last week by marriage counselling service Relate, showed, we seem to be in a minority.

While sex once seemed easy, it can tail off in later life thanks to the menopause, fears over our ageing bodies and the sad truth that familiarity can breed contempt"

Relate's survey revealed that more than half the population has not had sex in the past four weeks, and 55 per cent of adults are unhappy with their sex life.

This is apparently because we're all so bombarded with messages about how sex 'ought to be' - in films, books such as Fifty Shades Of Grey, magazines and websites - that we're starting to avoid it altogether for fear of seeming less than perfect.

And this pressure can be especially prevalent for the over-50s. While sex once seemed easy, it can tail off in later life thanks to the menopause, fears over our ageing bodies and the sad truth that familiarity can breed contempt.

Well, lack of perfection has never bothered me - in fact, as we've got older, sex has become better and better.

The couple, who met at Oxford, married at 22, after Annie fell for Shaun's steely reserve and passion

People often say love inevitably changes from the heady, adrenaline-charged romance and lust of youth to something much more staid in middle age; that you can't stay 'in love' all your life. I passionately disagree.

Life-long love goes through different phases, but part of the endless fascination of it is that you never know where it might go next.

After all, what makes love-making within a marriage so endlessly interesting and fun is not endless variety, but the endless challenges in loving just one person.

The couple, who have five children, have been through hard times including Shaun's breakdown

People might be surprised to hear me - a regular on Radio 4's Thought For The Day and mother of five children - talk so openly about the crucial importance of love-making.

But it's the bond that has kept us together, the thread running through our shared lives, particularly when times have been difficult.

After being fortunate enough to find my perfect lover in my early 20s, I can't imagine ever wanting to be celibate.

Shaun and I met in our second year at Oxford University, both aged 20.

One morning a few months later, when we still barely knew each other, I took a break from an essay to visit him for coffee.

He utterly stunned me by telling me he was 'madly in love' with me.

That day I wrote to my parents: 'Just before lunchtime, I fell in love.'

Unlike Shaun - who, as a committed Christian, had kept himself scrupulously pure, not even kissing a girl - I'd had boyfriends through my teens, but had never wanted to have sex with any of them. With Shaun, I felt very differently. He woke something in me that I'd never felt before.

With his quiet, steely reserve and flashes of Irish poetry and passion, he was, quite simply, the sexiest man I'd ever met.

We wanted each other so much that he proposed to me later that year and we agreed to marry as soon as we reasonably could - straight after our Finals, aged 22.

Waiting for our wedding night to make love was far more difficult than getting a degree.

So, naturally, we told the shocked couple at the drinks party that we married for sex.

Ms Atkins was so attracted to Shaun she found the wait for their wedding night harder than getting her degree

Otherwise, why bother? Why not just be friends?

After all, it's sex that makes this relationship different from all others. However much we love our family and children and parents and friends, it is only the two of us who share that part of our lives together.

One of the great fallacies of married life is that during the downs, love-making must decline. In my experience, that's when sexual intimacy, even if not sex itself, is more crucial than ever.

NO AGE LIMIT

Nearly a third of women and over half of men over 70 are still sexually active

Throughout our many years together, Shaun and I have encountered tough times as well as good.

After our first child was born, I went off sex for several weeks. At the time I felt guilty - I believed I was letting Shaun down and I honestly didn't know whether I would ever be interested in making love again.

I explained and apologised. He told me not to be so silly and just held me each night in a friendly hug, which probably restored me far faster than anything else could have done.

But claims that making love to her husband is the closest form of togetherness they have

A passionate sex life has kept the couple strong though difficult times, boosting their self-esteem

I've never felt that way since - not even after the births of the next four - but it communicated to me very memorably that sometimes the most loving way to make love is to give an undemanding cuddle.

Some years ago, Shaun had got into a rut in his parish and he retreated into himself. He barely spoke for several weeks, let alone touched me.

I was so wretched and lonely I wanted to die, and for that brief time I could understand what drives women to take lovers.

What makes love-making within a marriage so endlessly interesting and fun is not endless variety, but the endless challenges in loving just one person

Happily I didn't, and when we eventually were together again, we were as close as ever.

"What makes love-making within a marriage so endlessly interesting and fun is not endless variety, but the endless challenges in loving just one person"

But our troubles were not yet over. Several years ago, Shaun suffered a devastating, work-induced breakdown. When our wonderful and sympathetic GP suggested helping him through the first few weeks with an anti-depressant, my heart sank.

The whole family was going through terrible trauma as a result of it all. It's honestly true that making love was the only activity for some time that had put a spontaneous smile on my face.

I dreaded the drug and its side effects. Would Shaun lose all desire for me? Was I not even to have that pleasure any more?

Happily, that didn't happen, but in a bid to boost his self-esteem, I felt the least I could do was to take the initiative frequently in the bedroom.

I remember reading a magazine article not long afterwards about a couple who vowed to make love to each other every day for a year and thinking: ‘Only once a day?’

As I write, I am going through a fragile phase. Our daughter has been struggling with a long-term illness and I’ve been missing my dear late mother every day.

Even through her husband's breakdown and her mother's death, Annie says sex gives the couple intimacy +8 View gallery

Even through her husband's breakdown and her mother's death, Annie says sex gives the couple intimacy

So I don’t feel particularly sexy, but nonetheless I value sex more than ever.

When Shaun makes love to me, I feel whole again. By night, it gives me a far deeper sleep; in the morning, more energy for the day. It’s the closest form of togetherness we have.

There are many ways to make love. A flower, a passionate text, a passing kiss — each can be thrilling and memorable.

And if people are genuinely so intimidated by the ubiquity of apparently perfect sex and cowed into celibacy as a result, I feel sorry and sad.

After all, if we were perfect lovers there would be nothing more to learn, and perhaps there really would then be no reason to continue.

Digestive Health & Immunity

What is the immune system?

Our immune system is made up of many different organs which contribute to our immunity:

Normal Skin vs Damage Skin
Our skin prevents pathogens from entering our body

Various internal organs (e.g. bone marrow, spleen, lymph nodes) produce cells/antibodies that specifically target pathogens.

Good Bacteria and Bad Bacteria

The digestive system helps defend against pathogens entering via the gastrointestinal tract. The digestive & immune systems work together to signal immune cells. The gut is also the largest immune organ in human body. The gut microbiota, which are the microbes living in the gut, enhances immunity by forming a protective barrier and signalling (communicating) with immune cells. Good bacteria (gut microbiota) also helps your body digest food and supports your child’s immune system. Keys to good digestive health:

Consume balanced, nutrient-dense diet rich in fruits, vegetables and whole grains

Eat a variety of food as they provide important vitamins, minerals, and dietary fibre. Some vegetables also contain prebiotics (i.e. indigestible fibres that good bacteria feed on). This will contribute to optimal digestive health, which in turn helps improve the digestive process.

Exercise & hydrate

Helps improve diversity of gut microbiota. Try simple exercises, e.g. brisk walking around the house compound or indoor exercises such as stationary bike workouts, yoga, tai chi, and light stretching exercises.

Drink plenty of water to stay well-hydrated. Exercise and staying hydrated help ensure proper food digestion, bowel movement and also helps maintain a healthy balance of good vs bad bacteria.

Manage stress & get enough sleep

Stress and lack of sleep can negatively affect both digestive health and mental wellbeing. To prevent this, manage stress effectively and get sufficient sleep daily.

Include probiotic-rich foods in our diet

This includes food such as cultured milk drinks, yoghurt that contains probiotic live cultures, and fermented food (e.g. kimchi, sauerkraut, tempeh). Studies have found that probiotics promote good digestive health and can both directly and indirectly enhance our immune system.

Take oral nutritional supplements with live probiotic cultures

Supplementing your probiotic intake is usually not a worry. It is good to consult your doctor first to learn if supplementation is necessary and to see the most suitable probiotic supplement for you or your family.

How probiotics help:

  • Inhibits pathogenic (bad) bacteria by competing for nutrients.
  • Forms a protective barrier preventing harmful pathogens from entering our body.
  • Modulates our body’s immune responses (e.g. stimulates production of antibodies, signals immune cells) in response to infection.

Tips for consuming probiotics:

  • The probiotic strain in a product or supplement must be clinically proven and supported by studies and data that show the safety and efficacy of the product. E.g. Bifidobacterium lactis BB-12 and Lactobacillus paracasei L.CASEI 431.
  • Choose products with minimal or no added sugar.
  • Store probiotic products properly to optimise their effectiveness. This helps to maximise the viability of live strains before consumption. Some products require no refrigeration while others need to be refrigerated.
  • Consult your doctor for further information.
